ORCA Studios was appointed by The Langham Estate to deliver a full creative design scheme across four floors of 42 Great Portland Street, transforming a vacant building into a premium managed office destination. The brief was to design a workspace with genuine character — one that would attract quality tenants in a competitive central London market. We developed a hospitality-led interior with a strong, consistent design language throughout: terracotta joinery, honed stone worktops, fluted timber detailing, and steel-framed glazed meeting rooms. New WC and shower facilities were fully fitted to a high specification, completing a building ready to let from day one.
